PLANNING APPROVAL:
We are delighted to have received planning approval for our reserved matters application for 17 new dwellings at a great little site in #Lincolnshire.
The proposed homes are largely grouped around a central green open space and further benefit from glorious countryside views surrounding the site.
The scheme is a mix of single storey properties together with 1 ½ storey properties dotted around the site. Predominantly faced in a mixture of buff brickwork coupled with vertical timber cladding, the homes have a striking and modern appearance.
Situated in Lincoln, (a low lying area), the site levels are to be raised above the 1 in 1000 year flood level, (+climate change event). Similarly, additional flood resilient design measures are also to be put in place to fully protect the proposed homes in the long run.
In the interests of biodiversity – and in accordance with Policy 28 of the South East Lincolnshire Local Plan (2011-2036) – three swift nest bricks will be incorporated within the external walls of each (1 ½ storey) dwelling.
As a further commitment to a more sustainable design ethos, water usage will also be carefully considered. With this in mind, the dwellings will be designed so that once completed, each home has a water consumption rate not exceeding 110 litres/per person/per day.
We are also looking forward to delivering this scheme to the new revised Building Regulations. The new regulations target a more sustainable use of energy/resources than previously required. This approach specifically requires much higher building performance targets. (In other words, the new homes will be significantly more efficient than homes built prior to the new regulations coming into force).
